Why should I use a Construction Manager, instead of handling the project on my own?
Managing a project can be filled with headaches and hassles, especially when you aren't familiar with the construction industry. It can be both time-consuming and costly to deal with the responsibilities and added work that come with the project, leaving you less time for the important task of growing your business. By using Marten Construction Management, Inc.'s expertise, you won't deal with the problems that occur during the construction process, but you'll still receive the end results for which you were striving - a building built with quality workmanship that meets your expectations.
What is the difference between a Construction Manager and a General Contractor? A Construction Manager represents your company, unlike a General Contractor who works as an independent contractor. The Construction Manager becomes a part of your team. This results in a much closer working relationship because the Construction Manager is there from start to finish, ensuring that quality, efficient decisions are being made.
What makes Marten Construction Management, Inc. stand out from other Construction Managers?
Marten Construction Management, Inc. is a true Construction Manager. We're there from the beginning phases of your project to the grand opening of your building. We work as a member of your team, striving for the common goal of completing the job on time and within budget.
Will I receive a copy of the legal documents used in the process?
We use AIA contracts and change orders with all of our contractors. Once you give your approval and sign the document, you will receive a copy of the fully-executed documents. You will also receive a copy of all purchase orders, and billing forms.
Do you mark-up the subcontracts? No, in our contracts, we use the bid that was provided by the subcontractor, without any mark-ups.
I know what kind of building I want, but I'm not sure where to build it. Can you help me?
We can help you pick out a site. We will review the property locations that would be most beneficial to your buisness. We also will analyze the site topography to ensure there are no unexpected drainage problems or excessive cut or fill issues that would consume more time and money than you would like. We will review available test data as well. We also will examine the purchase agreement to be sure that the due diligence terms are reasonable and achievable for the site, as well as ensuring that the proper clauses are provided to protect you if the project turns out to be disallowed on the site. We can recommend items that should be added to the agreement so that it meets your needs. Will I have any say in what goes on with my building project?
Of course! We view Construction Management as a team process. We work on your behalf to ensure that the project is running smoothly and efficiently. Any time you, as the owner, would like to see how the project is developing, you can just pick up the phone, send an email, or stop by the jobsite or our office. At various points in the process, we'll update you about the progress of the project through a schedule of regular meetings. Also, before any contractors are awarded your project, we'll go over the list of potential bidders with you to make sure you feel comfortable with each component of your project. We work as an extension of your company, so we’re always looking out for your best interests. You can be involved as little, or as much as you’d like.
Will there be one person in charge of the project who I can contact with my questions and concerns?
You will also have a Superintendent for your project. This person supervises construction and scheduling of all subcontractors; coordinates all site work and continuously updates the construction schedule. The Superintendent is your daily link to the project
What happens once the project is finished?
When your project is complete, we'll provide you with a list of the subcontractors who worked on the project, the as-built drawings, all warranty information, and all equipment manuals. We'll also provide assistance and answer questions during the move-in period; ensure that the employees receive all required training for new equipment; and assist in the selection and installation of artwork.
Once the project is complete, will you help me if I have any construction related problems?
You can contact us for assistance with any problems or questions you may encounter as you become acquainted with your new building. We'll also visit the site periodically to visually inspect and maintain quality during the warrnaty period. Should you have any emergency or urgent construction needs, contact our office and we'll fix the problem as soon as possible.
My project is on a strict budget. Could you help keep my project within budget?
